Sint Maarten's cost of buying is genuinely straightforward to calculate. Its cost of living is not, mainly because general expat cost calculators for the island disagree with each other more than almost anywhere else covered in this series. Here is what can actually be confirmed, and what should be treated as a planning estimate rather than a fact.
Buying property in Sint Maarten involves no alien landholding licence and no government permit, an open process compared with most of the OECS. On completion, a transfer tax (Overdrachtsbelasting) of 4% of the transaction value falls due, paid by the buyer. A 0.3% annual land tax (Grondbelasting) exists in law but, according to the Sint Maarten Government's own February 2026 statement, has never actually been enforced, and the Council of Ministers has approved a proposal to abolish it formally alongside inheritance tax. Anyone buying should check whether that abolition legislation has completed the parliamentary process by the time of purchase, since an unenforced tax on the books and a formally abolished one are not quite the same position to rely on. There is no capital gains tax on a subsequent sale.
A relocation and tax advisory firm working directly with clients on the island puts a basic one-bedroom apartment in a local neighbourhood at USD 900 to 1,400 a month. A two-bedroom in a more central area like Maho, Simpson Bay or Cay Hill runs USD 1,500 to 2,500. A three-bedroom villa with a pool in Cole Bay or Pelican Key sits at USD 3,000 to 5,500, and a luxury oceanfront villa in Terres Basses or Beacon Hill runs USD 6,000 to over 15,000 monthly. Purchase prices follow a similarly wide range, from around USD 250,000 for a basic condo up to USD 800,000 to 3 million or more for premium properties. It is worth noting that some residency routes, including the Penshonado programme for retirees, require ownership or rental of a qualifying property, making housing a mandatory cost rather than a discretionary one for anyone pursuing that specific status.
Sint Maarten imports the large majority of its food and consumer goods, which adds a genuine logistics premium on top of the base price for almost everything. Imported branded goods commonly run 20% to 40% above mainland US prices, while local and French-side produce, wine and cheese can actually come in cheaper than mainland prices given the island's proximity to French supply chains. This split between the Dutch and French sides of the island, and between imported and local goods, is a large part of why generic single-number cost indices for Sint Maarten vary so widely: they rarely specify which side of that split they are measuring.
Sint Maarten sits in an active part of the hurricane belt, having taken a direct, catastrophic hit from Hurricane Irma in September 2017 and a serious brush from Hurricane Luis in 1995. Statistically, a major storm hits roughly every 15 to 25 years, with lesser brushing storms considerably more often. Homeowner's insurance deductibles for hurricane damage typically run 2% to 5% of the property's value, meaning a $500,000 property could carry a $10,000 to $25,000 deductible payable out of pocket even with insurance in place. Post-hurricane construction repairs can take 6 to 18 months given labour scarcity after a major storm, and temporary relocation costs, along with any lost rental income for an owner who lets the property, are real budget items worth planning for rather than treating as a remote possibility.
Rather than rely on a single aggregator's number, a more honest approach is to add the specific line items: housing at the tier that matches the intended property, a grocery premium reflecting how much shopping happens on the Dutch versus French side, and a hurricane reserve fund, commonly suggested at several hundred dollars a month, set aside specifically to cover deductibles and disruption rather than assumed away. Together, these give a far more reliable working budget than any single quoted "cost of living in Sint Maarten" figure currently circulating online.
