Turks and Caicos Property Prices in 2026: Median Prices and a Slow Recovery

The most useful thing about Turks and Caicos market data is that there is some. The tourist board publishes a price analysis, and the largest brokerage publishes quarterly reports. The caveats are that both mostly count asking prices and deals under offer, not completed sales.

What homes and land are listed at

A July 2025 analysis of 914 listings, published by the Turks and Caicos tourist board, puts the median two-bedroom home at US$995,000. By type, the medians run:

  • two-bedroom non-waterfront condo US$795,000

  • two-bedroom waterfront condo US$2.4 million

  • three-bedroom waterfront condo US$3.875 million

  • non-waterfront land on Providenciales US$584,000 an acre

  • beachfront or waterfront land on Providenciales US$3.048 million an acre

These are listing prices from one analysis, now more than a year old, so read them as a guide to positioning. The tourist board's own guide notes land can be found from about US$50,000 and can reach US$30 million or more.

The first half of 2026

Turks and Caicos Sotheby's International Realty's second quarter report describes a market gathering momentum from a low base. In the first half of 2026 it recorded 107 conditional sales worth about US$195 million, an average of US$1.86 million, against 37 pending contracts worth US$58.2 million. The report says the market logged nearly US$160 million in sales volume year to date and about US$713 million in pending and conditional transactions, including US$548 million in new development sales.

The luxury end is moving again, with conditional activity in the above-US$20 million segment, and more than 25 condominiums priced above US$1 million are under offer, mostly at Grace Bay. The firm's own words are that the market is "not yet in full recovery" but moving beyond stabilisation.

Where the new supply is

The first quarter report said US$469 million of pending deals were mostly next-generation condos, naming projects including The Point by Grace Bay Resorts, Arc at South Bank, The St. Regis, Kempinski Grace Bay, The Loren at Turtle Cove and Hyatt Andaz. That concentrates the market's momentum in branded and resort-linked condominiums, much of it in new developments.

How to read it

A conditional sale is an offer accepted subject to conditions, not a closing, and a pending contract may not complete. The gap between US$195 million of conditional sales and about US$160 million of year-to-date volume, and the report's own "not yet in full recovery" language, suggest the pipeline is ahead of the closings. A French property guide puts annual sales at about US$710 million on average in 2021 to 2024, against about US$282 million in 2017 to 2020, though it does not give a primary source, so treat that as context only.

What this means for a buyer

Ask for sold comparables, not asking prices, and for the delivery record of any pre-construction developer. Stamp duty bands, covered in our guide to buying and living costs in Turks and Caicos, can change the effective price at certain thresholds.
