The BVI's recent hotel story is about recovery, not expansion. Nine years after Hurricane Irma destroyed much of the territory's tourism infrastructure in 2017, the notable openings are rebuilt resorts, and the search for a large new-build project came up empty.
The best-known rebuild is the Bitter End Yacht Club in North Sound, Virgin Gorda, which opened in 1969 and was destroyed in 2017. It has been rebuilt with new buildings and a new watersports centre, and current guidance from the Moorings charter company describes the Marina Loft apartments as the first over-water accommodation in the BVI, with the first of a series of larger beachfront bungalows now complete. Caribbean Journal reported in 2022 that up to 40 bungalows were planned on the 65-acre property, a figure from several years ago that may have changed. Sources differ on exactly when it reopened, from December 2021 to a full reopening in October 2022, so no date is given here.
Peter Island Resort, off Tortola, reopened for the 2025 charter season, according to the Moorings. The resort says it will open again on 21 October 2026 for the 2026/27 season, and describes itself as the BVI's largest luxury private island hideaway, with five beaches, two private villas, a 10,000 square foot spa and a marina taking yachts up to 200 feet. It operates seasonally, so check the dates before planning a visit or a purchase nearby.
On Jost Van Dyke, The Hideout at White Bay is a seven-villa resort that the BVI Tourist Board describes as the island's first luxury boutique resort. It is small, on an island the resort says is often called the "last virgin island" in the Caribbean.
A BVI travel site lists Maria's By The Sea, Cooper Island Beach Club, Lambert Beach Resort, Little Dix Bay and Leverick Bay Resort among hotels rebuilt since Irma. The directory is undated, so check each property's current status before relying on it.
No large new-build resort, marina or residential project with an announced investment figure and opening date turned up in this research. That does not prove none exists, and a developer or the BVI Tourist Board would be the place to ask. It does mean the story for buyers is the recovery of established places, not a pipeline like the one in the Dominican Republic or Antigua.
Rebuilt resorts add visitors, rental demand and credibility to the islands around them, and they carry less risk than a project still on a drawing board. They also remind buyers why insurance and construction standards matter in a territory that took such a direct hit. Anyone buying near one should confirm its current operating status, because several still open seasonally.
