What's Being Built in Antigua Right Now

Antigua's development pipeline has produced two significant announcements in quick succession, one expanding an already-established residential community and one bringing an entirely new luxury brand to Barbuda for the first time.

Pearns Point gets a resort

Pearns Point, the 160-acre low-density residential enclave on Antigua's western peninsula, announced on 31 August 2026 that it is adding a luxury boutique resort to its existing community, developed through a joint venture between hotelier Daniel Shamoon and Orange Limited, the company behind Pearns Point since its inception. Shamoon's track record includes Hermitage Bay in Antigua, Marbella Club, Puente Romano Marbella and several Nobu-branded properties internationally, giving the project real hospitality pedigree behind it. The plans call for 20 single-storey suites and 20 two-bedroom villas as the hotel component, alongside 36 additional villas built for sale to private buyers, plus two further private residences designed by James Hamilton Architects. Rather than standing as a separate hotel, the resort is being built directly into the existing Pearns Point community, with both resort guests and existing property owners sharing access to amenities including a boat-accessible beach club, an organic-farm-supplied restaurant, a racquet club, and an ocean-view spa and fitness centre.

As of the announcement, Pearns Point had already sold 26 lots totalling US$50 million, with current homesites priced from US$2 million, giving a sense of the price point this development operates at. The project is approved under Antigua's Citizenship by Investment Programme, covered in more detail elsewhere in this series.

Nobu arrives on Barbuda

Separately, Nobu Hospitality announced Nobu Beach Inn on Barbuda, developed in partnership with Robert De Niro and James Packer, marking Nobu's entry into Antigua and Barbuda specifically. The property sits on Princess Diana Beach along Barbuda's southwest coast, spanning roughly two miles of largely undeveloped beachfront, and is planned as a deliberately low-density resort: 17 private bungalows and 25 beachfront residences, built from natural materials integrated into the surrounding landscape rather than a conventional large-scale resort footprint. Seven restaurants and bars, including an oceanfront grill and an omakase sushi bar, will anchor the dining offering, alongside an oceanfront spa and beach club.

Some coverage frames Nobu Beach Inn as opening in late 2026, while other reporting on the wider surrounding community, described as a 400-acre development called The Beach Club, Barbuda, points to a 2027 completion for the broader project. This likely reflects a phased opening, with the initial Nobu-branded hotel component arriving before the full surrounding community is finished, though anyone tracking the project specifically for a nearby purchase decision should confirm the current phase status directly with the developer rather than assume either date applies to the entire development.

What this signals for the wider market

Two internationally-branded luxury projects landing in close succession, one expanding an established peninsula community and one opening an entirely new corner of Barbuda to high-end tourism, points to genuine continued confidence in Antigua and Barbuda's upmarket positioning within the wider Caribbean. For buyers specifically interested in either development, the Pearns Point villas for sale represent an immediate purchase opportunity tied to an active, already-selling community, while Nobu Beach Inn's residences represent a newer, less-tested entry into a part of Barbuda that has, until now, remained largely undeveloped.
