Best Areas to Buy in Guadeloupe: Saint-François, Le Gosier, Deshaies and the Outer Islands

Guadeloupe's property market is easier to understand once you split it by geography. Grande-Terre holds the beaches, resorts and most of the market. Basse-Terre is mountainous and greener. The outer islands are small, expensive per square metre and aimed at second-home buyers.

Grande-Terre: where most of the market is

Grande-Terre covers about 587 square kilometres and has most of Guadeloupe's farmland and tourist resorts, according to Wikipedia. The urban area around Les Abymes, Le Gosier and Pointe-à-Pitre is its commercial core, and the other main communes include Le Moule, Sainte-Anne and Morne-à-l'Eau.

Saint-François is one of the island's most expensive communes, a seaside resort with beaches, a marina and a golf course. A property-finding agency, citing market analysis and Efficity data from April 2026, puts average purchase prices at about €4,230 to €4,390 per square metre. Listings include a house at €740,000 and an architectural house at €1.197 million.

Le Gosier, close to Pointe-à-Pitre, mixes residential and tourist property, with average prices at about €3,800 to €3,978 per square metre. A five-bedroom waterfront house there is listed at €2.548 million, and a five-bedroom villa with sea views at about €716,000, which shows how wide the range is.

Sainte-Anne is a sought-after coastal commune with strong demand from local and international buyers, driven by its beaches. A three-bedroom waterfront house there is listed at €1.7 million.

Pointe-à-Pitre, the main urban centre, is much cheaper, at about €1,820 to €1,843 per square metre following a price correction of about 22%. It suits buyers who want a city apartment, not a holiday home.

Basse-Terre: greener and cheaper

Deshaies, a fishing village on the north-west coast, is described as picturesque, with average prices of about €4,290 per square metre, which puts it among the pricier communes. Bouillante, further south on the west coast, is cheaper on current listings: villas near the beach appear from €158,000 to €345,000, and a wooden chalet at nearby Vieux-Habitants is listed at €412,000. These are asking prices from listing sites.

The outer islands

On Marie-Galante, the agency says every commune exceeds €4,000 per square metre, driven by demand for second homes. Les Saintes, the small archipelago south of Basse-Terre, is smaller still: Terre-de-Haut has an area of six square kilometres, 1,463 residents in 2023, an airstrip built in 1973 and the most tourist-friendly commune in the archipelago, according to Wikipedia. Supply is thin on both, which is why prices are high.

What the numbers do and do not say

Treat per-square-metre figures as a guide to relative position. They come from portals and an agency's analysis, and different sources give different averages, including a median of about €3,991 on one portal and about €4,675 for apartments on a notary-fee calculator. The agency also says prime sea-view property has appreciated about 3% to 5% a year over a decade, a claim attributed to a regional listings service that was not independently verified.

Choosing an area

Saint-François and Sainte-Anne suit buyers who want a resort setting with a marina and beaches. Le Gosier suits those who want to be close to Pointe-à-Pitre and its services. Deshaies and Bouillante suit buyers who prefer Basse-Terre's greener, quieter west coast. Marie-Galante and Les Saintes suit second-home buyers who accept thin supply. Whatever the area, a French notary handles the sale, and the relocation and cost articles in this series cover the fees and entry rules. Ask any agent for completed sales on comparable property, not asking prices.
