Best Areas to Buy in St Kitts and Nevis: Frigate Bay to Nevis Peak

St Kitts and Nevis is small, and most buyers choose between four or five places. The difference between them is mostly the type of community and how far the property sits from everyday services.

Frigate Bay

Frigate Bay is the most established resort and residential area on St Kitts. It sits on the southeastern side of the island and is divided into Frigate Bay North, facing the Atlantic, and Frigate Bay South, facing the Caribbean. It combines golf, beach clubs and restaurants with a mix of luxury homes, condos and resort properties, and attracts expatriates, retirees and vacation owners. An agency lists hotel suites and condos here from about US$325,000, at resorts such as the St Kitts Marriott Beach Resort and the Royal St Kitts Hotel, which also happens to be the CBI condominium threshold covered earlier in this series. Agencies describe it as the most balanced option for a broad range of buyers.

Basseterre and Bird Rock

Basseterre, the capital, offers schools, healthcare, government offices and shopping, and suits buyers who want urban convenience. Bird Rock is described as a peaceful neighbourhood a few minutes from both Basseterre and Frigate Bay.

The Southeast Peninsula and Christophe Harbour

At the southern tip, the Southeast Peninsula is a different proposition. Christophe Harbour is associated with luxury residences, marina living, larger homesites and privacy in a master-planned setting, aimed at a narrower, more luxury-oriented buyer than Frigate Bay. The peninsula's beaches, including Banana Bay, Cockleshell Bay, South Friars and Turtle Beach, add to its appeal. Kittitian Hill

A citizenship-advisory guide describes Kittitian Hill as a sustainable luxury development on the northern side of St Kitts, with eco-friendly villas, townhouses and condos. It offers a more wellness-oriented alternative to the marina lifestyle in the south.

Nevis

Nevis, reached by a short ferry, offers a quieter pace. Charlestown is the capital, a small town with historic architecture, shops and restaurants. Pinney's Beach on the western coast has several resorts and condos, and one guide places the Four Seasons Resort Nevis in the Charlestown area. Oualie Bay is promoted as peaceful and slower still. An agency puts beachfront condos on Nevis from about US$430,000, and describes properties ranging from historic plantation estates to modern villas. Choosing between them

Frigate Bay suits buyers who want convenience and rental potential. The Southeast Peninsula suits those who want privacy and a master-planned community. Basseterre suits people who want to live there year-round. Nevis suits buyers who want to slow down. Land near Basseterre starts from about US$60,000 for 6,000 square feet, according to one advisory firm, though these are asking prices.
