Punta Cana's Newest Resorts: What's Opened and What's Coming

Punta Cana rarely goes a full quarter without a major hotel announcement, but 2026 has produced an unusually large cluster of openings, from a $1.5 billion mega-resort to a trio of new properties from one of the region's most established groups.

Lopesan's triple opening

Lopesan Hotel Group opened three new resorts simultaneously in July 2026: Lopesan Caoba Lagoon Resort, Spa & Casino, Lopesan Serenity Bay Spa & Casino, and Lopesan Splash Cove Spa & Casino. The combined investment exceeds $350 million and adds more than 1,000 rooms, marking the company's largest Caribbean expansion to date and bringing its Punta Cana presence to four distinct resorts alongside the existing Lopesan Costa Bávaro. Serenity Bay is an adults-only property inside the broader Costa Bávaro complex, one of the destination's most consistently highly-ranked all-inclusive resorts, and adds a dedicated adult experience within a development previously aimed at a broader mix of guests.

Hyatt's expanding footprint

Hyatt has been building out its Inclusive Collection across the Dominican Republic steadily, with Hyatt Vivid Punta Cana, a new adults-only all-inclusive, expected to open in the third quarter of 2026. The property will include swim-out rooms, four pools and a speakeasy-style jazz club, along with a convention centre capable of holding up to 1,000 people, giving Hyatt a genuine events and group business play in the market rather than purely a leisure offering. Rates were already appearing from $409 a night for September stays ahead of opening. Looking further out, Hyatt announced in March 2026 a management agreement for Hyatt Ziva Punta Cana, a 650-room, family-focused new-build resort slated to open in 2029, roughly 40 minutes from Punta Cana International Airport and including a dedicated adults-only building within the wider family property.

Moon Palace's scale play

The most architecturally significant opening of the year is Moon Palace The Grand-Punta Cana, backed by an investment exceeding $1.5 billion. At 2,171 rooms, with 66% offering direct ocean views, it holds the highest number of oceanfront rooms of any resort in Dominican Republic history. The design breaks from the region's typical low-rise resort format, built as two 18-storey towers, a choice the developer says preserves more than 228,000 square metres of natural vegetation, including roughly 400 metres of coastal mangrove, connected by elevated walkways that let guests move through the protected ecosystem without disturbing it. The resort includes 19 restaurants, bars and nightclubs, and from 2027 the property is intended to run fully on renewable energy, solar by day and wind by night.

What this pipeline means for buyers

A wave of major openings like this typically does two things to a resort corridor: it raises the overall profile and marketing spend behind the destination, and it can put pressure on smaller, independent properties competing for the same guests. For anyone considering a residential purchase near one of these developments, whether for personal use or short-term rental income, the practical question is less about the headline investment figure and more about occupancy data once a property has been trading for a full season or two, which takes time to materialise for anything opening in 2026 itself. Cap Cana and Playa Esmeralda have also seen continued hotel investment in the same period, reinforcing that this expansion is not confined to Punta Cana's original resort strip alone.

A note on how fast this changes

Hotel openings slip, rebrand, or change ownership more often than most other facts in this series, and Punta Cana specifically has a track record of announced 2025 projects that had not actually opened by the time this article was researched. Anyone using a specific development's amenities or opening date as part of a buying decision should confirm current status directly with the developer or a local agent rather than rely on an announcement date alone.
