Short-Stay Access

Citizens of the UK, USA, Canada, EU member states, and most Commonwealth countries can enter Antigua & Barbuda without a visa for short stays (typically up to 6 months, depending on nationality and immigration officer discretion). This covers holiday visits and property viewing trips without any formal application.

Nomad Digital Residence Programme (Digital Nomad Visa — Up to 2 Years)

Antigua & Barbuda's Nomad Digital Residence (NDR) programme allows eligible applicants to live and work remotely from the island for up to two years. This is an excellent route for buyers who want to test full-time Caribbean living before committing to a more permanent structure, or for remote workers who want a formal legal basis for extended stays.

The NDR does not confer the right to work for Antiguan employers (only to continue remote employment) and does not automatically lead to permanent residency or citizenship. Permanent Residency

Permanent residency in Antigua & Barbuda can be obtained through various routes including long-term legitimate residence, marriage to an Antiguan citizen, or through qualifying investments. The requirements and processing are managed through the immigration framework. Buyers considering permanent relocation — particularly those who have spent extended time on the NDR or similar temporary status — should take specific immigration advice at the appropriate time.

Citizenship by Investment Programme (CIP)

Antigua & Barbuda's Citizenship by Investment Programme is one of the most established in the Caribbean, having operated since 2013. The real estate route is the most relevant for property buyers:

  • Minimum investment: US$300,000 in an approved real estate development (single applicant or couple; lower thresholds may apply for group purchases — check current programme rules)
  • Holding period: minimum five years from the date citizenship is granted
  • Government processing fees: published on the official CIP website (cip.gov.ag) and vary by number of dependants
  • Due diligence fees apply per applicant (primary applicant and all dependants)
  • Applications must be submitted through an authorised agent — direct applications are not accepted
  • The purchase must be in a programme-approved development — not all Antiguan real estate qualifies

The CIP process is designed to be completed concurrently with the property purchase in approved developments. Citizenship is granted to the applicant and eligible family members (spouse, dependent children, and in some cases parents and siblings). The Antigua & Barbuda passport currently offers visa-free or visa-on-arrival access to over 140 destinations, including the UK, EU Schengen Area, Hong Kong, and Singapore.

Important: a standard property purchase in Antigua does not grant or qualify for citizenship or residency. If CIP is your objective, you must identify and purchase specifically from the list of approved real estate developments and follow the official programme process in its entirety.
